The one and only thing I like about this area were the deer and then I find out they kill off 10% of the deer in the area every year. There was a rattlesnake on my neighbors by my front door and all kinds of other critters in the area. We had to drive to Cedar Park for decent shopping. We attended a dance and everyone at our table left and we were sitting alone and absolutely nobody came over and spoke to us or asked us to join them.
If you don't like HOA fees, move to California where they have 10 cars for every house and most people don't take care of their yards. The buildings in this neighborhood are very new, since around 55% of its buildings were built after the year 2000, while many of the remaining buildings were constructed in the 1990s. In this area, almost all buildings are single detached homes, but townhouses are also present in the housing stock. Homeowners occupy nearly 95% of the properties in Sun City while the remainder are rented.

Some of these homes are Hot Homes, meaning they're likely to sell quickly. Locals may consider it very hard to access high schools and primary schools as pedestrians. As far as eating is concerned, it is very rarely feasible for property owners in this area to purchase their groceries by walking. Residents are served by a few restaurants and coffee shops.

Pulte Construction gives a lot of LIP SERVICE but very little substance for your money. If I had the opportunity to do it over again I am not sure that I would purchase a Pulte built home. Initially we were so impressed by the amenities and area. We had high hopes that after traveling to several other areas around the country, we had found the place where we wanted to retire. After touring several models and looking at some of the construction aspects, we realized the homes are o er priced compared to the quality of work.
In other words, contrary to what I was told when I moved to Sun City, everyone is getting an opportunity to pay for the golf. But the developer - again he controls the board - is smart. The cost shifting travels just below the community radar scope. Most people don't even know that many of the golf costs have been shifted onto their backs. Most of the residents don't understand accounting or how to read the financial statements. There are dozens of Sun City Texas clubs and interest groups, including card clubs, tennis, woodworking, arts and crafts, stained glass, pickleball, photography, bocce, and much more.
I just read a review where someone thought Sun City was unfriendly, and I have to totally disagree. There are three championship 18-hole golf courses in Sun City Texas. Legacy Hills was designed by PGA Hall of Famer Billy Casper and architect Greg Nash.
